The Reno City Planning Commission recommended approval of the annexation and zone change after factors for annexation were found to be in compliance. The Truckee Meadows Regional Plan places the annexed parcel within the Truckee Meadows Services area, a designation that pertains to areas that are planned to accommodate regional growth. The area is adjacent to city land, making annexation a logical extension and various goals of the City of Reno's master plan are met through the annexation. The property is located within a commercially zoned area bordered by commercial uses on the north, west and south, and adjacent to areas designated for manufacturing/distribution and warehousing in the South Meadows Planned Unit Development to the east. A portion of the property includes a single family residential structure that will be removed for the development.
